Recognizing the gap in available data, NZero, a pioneering carbon-tracking startup, has developed an innovative algorithm designed to provide building owners with hourly estimates of their carbon emissions. This new technology promises more accurate data, enabling owners to make informed decisions about energy use and sustainability measures.

The challenge of accessing reliable data is particularly acute for real estate investment trusts (REITs) operating under triple net leases. These arrangements often leave REITs responsible for a building’s emissions without direct control over utility usage, creating a barrier to effective environmental management. John Rula, CTO of NZero, emphasizes the importance of accurate data, stating, “Better data is going to give you better outcomes,” despite existing data collection challenges.

NZero’s algorithm utilizes the building’s address, square footage, and details about its heating and cooling systems to generate detailed emissions estimates. This data allows building owners to identify the most cost-effective upgrades and retrofits, moving beyond compliance to actively promote decarbonization.

This advancement is a significant step forward in the efforts to make urban environments more sustainable. By equipping building owners with precise, real-time data on their carbon emissions, NZero’s technology not only supports compliance with new regulations but also fosters a broader shift towards sustainable building practices.
